How to Avoid Timeshare Resale and Exit Scams

Wanting out of your timeshare is completely understandable, but that desperation is exactly what scammers count on. Timeshare exit scams and timeshare resale scams are a serious and growing problem, with U.S. victims losing significant sums to fraudulent operators who promise relief and deliver nothing. Knowing how to spot the warning signs before you hand over any money could save you thousands.

Why Timeshare Owners Are Targeted

Timeshare resale and exit scams

The resale market for timeshares is notoriously limited. Scammers frequently take advantage of this difficulty, specifically targeting motivated timeshare sellers and renters. They know that owners are often frustrated, financially stretched, and eager for a solution — which makes them more likely to act quickly and less likely to ask hard questions.

Scam artists go to great lengths to appear credible. They use the names, addresses, and phone numbers of reputable businesses, create elaborate websites and official-looking documents, and employ fake escrow agents and title companies — who are just other scammers. Some even have personal details about your ownership before you’ve said a word, which can make them seem trustworthy. It’s not: according to FINRA, that information may have come from stolen data.

What the Experts Say About Timeshare Cancellation

“Even the so-called ‘owner updates’ were just disguised sales traps. They called it servicing, but it was selling.”

Timeshare Red Flags to Watch For

Whether you’re dealing with timeshare exit company scams or timeshare resale scams, the warning signs are often the same:

Upfront Fees

This is the most consistent red flag across every consumer protection authority that tracks this issue. Legitimate fees are usually deducted from the sale price or paid after the sale is done, not upfront.

Guaranteed Results or Unrealistically High Resale Prices

Promoters often create a sense of urgency to trigger a fear of missing out. They might also try to entice you by “guaranteeing” an unrealistically high resale price. No legitimate company can guarantee a specific outcome, and any that does should be treated with serious skepticism.

High-Pressure Sales Tactics

If you attend a session with a timeshare exit company and they put pressure on you to sign up immediately, this is a bad sign. There is usually no reason why you should have to rush to sign up for services unless the company wants to prevent you from thinking it through.

Suspicious Communication and Unprofessional Websites

Legitimate companies will communicate through multiple verifiable business channels rather than limiting contact to someone’s cell phone or personal email. Watch for sites with poor grammar, no verifiable address, or a very recent registration date.

Wire Transfer or Prepaid Card Requests

Never send money by wire transfer or reloadable money cards to any party involved in the sale of a timeshare. These payment methods are nearly impossible to recover once sent.

What Legitimate Timeshare Help Actually Looks Like

Fake timeshare exit companies are unfortunately common, but that doesn’t mean all exit help is fraudulent. There are reputable timeshare exit companies with verifiable track records, transparent pricing, money-back guarantees, and real client reviews on independent third-party platforms.

Before trusting any company, verify that they have truly been operating for as long as they claim. Many fly-by-night companies enter the timeshare exit space, present themselves as experienced operators, and then disappear a year or two later. Unfortunately, this is something we see far too often. You can also learn what separates legitimate operators from the rest before making any decisions.
